Caring Hearts helps NDIS participants find Specialist Disability Accommodation across Victoria — High Physical Support, Fully Accessible, Improved Liveability and Robust designs, matched to your funded design category.
Why Choose Caring Hearts for SDA Housing
Caring Hearts is a registered NDIS provider matching participants with Specialist Disability Accommodation across Victoria. We work with a network of accredited SDA housing partners to offer High Physical Support, Fully Accessible, Improved Liveability and Robust homes, and we can also provide Supported Independent Living (SIL) support once you've found the right home — so your housing and your day-to-day support can be arranged through one point of contact.
Whether you already have SDA funding approved or you're still working through eligibility with your Support Coordinator, our team can talk you through your options across Victoria's highest-demand SDA locations.
Where Demand for SDA Housing Is Highest in Victoria
Victoria currently has 7,295 NDIS participants with SDA funding in their plan, and 1,176 of them are still looking for a suitable home. Demand isn't spread evenly across every suburb: our network's current top-demand areas are Reservoir, Footscray, Dandenong, Frankston, Ferntree Gully, Clyde North, Armstrong Creek (Geelong) and Brunswick West. By contrast, some western growth-corridor suburbs have seen a rapid increase in new SDA builds in recent years, which means more supply relative to participants looking for a home in those specific areas — so we don't lead with them here.
Caring Hearts prioritises housing our participants in areas with genuine, ongoing demand — not just wherever a property happens to be available — so your enquiry gets a faster, more realistic response.

Frequently Asked Questions About SDA in Victoria
Funding & Eligibility
What is the difference between SDA and SIL?
SDA (Specialist Disability Accommodation) is NDIS funding for the accessible home itself. SIL (Supported Independent Living) funds the day-to-day support and staffing inside it. You can have both — SDA covers your home, SIL covers your support. Caring Hearts can help arrange both.
Who pays for SDA housing?
The NDIS pays your SDA provider directly, based on your approved design category and building type. You contribute a Reasonable Rent Contribution, generally capped at 25% of your Disability Support Pension plus any Commonwealth Rent Assistance.
Are there SDA vacancies in Victoria right now?
Availability changes regularly across our network. Call 1800 844 995 and our team will confirm current vacancies that match your design category and preferred location.
Process & Local Support
How long does it take to get SDA approved?
SDA approval typically takes 2–6 months. The process includes an Occupational Therapist assessment, an SDA funding request submitted through your Support Coordinator, NDIA review of your assessed needs, and a plan amendment or review.
What if I don't currently qualify for SDA?
Not everyone needs SDA-level housing. Our team can talk through other NDIS-funded home and living options, and can put you in touch with a Support Coordinator experienced in SDA applications if that's the right path.
Build Types & Design Categories
What is an SDA house, villa and apartment?
An SDA house is a standalone property offering maximum privacy and space. A villa is a smaller, often single-level dwelling, typically part of a small group. An apartment is a unit within a larger building, often suited to inner-city locations with strong transport and healthcare access.
What is High Physical Support (HPS) SDA?
HPS includes comprehensive accessibility features such as ceiling hoists, automated doors, backup power and assistive technology, designed for participants with significant physical impairment requiring 24/7 support.
